Characteristics of the building

Warehouse / Production hall / Offices / Showroom with a total built-up area of ​​4700 m2. 1st floor divided into 10 separate units of 310-430 m2 with a separate purpose and a degree of variability for the individual solution of the tenant. Two-storey building divided into 1st floor, MEZIPATRO, 2nd floor. Usable height of the 1st floor 7.5 m can be divided by an inset - MEZIPATRO, usable height of the 2nd floor 3 m, height of the attic 14.4 m. Floor plan of the hall: 51.2 m × 91 m rectangular floor plan with a rebound in the shape. Disposition / leasable area according to drawing documentation.

1.     Construction, rough construction

1.1 Basics

    • The foundation of the objects is deep on large-diameter drilled piles with drilled heads of a circular plan. Around the perimeter of the hall, prefabricated foundation thresholds are fitted to the upper edge of the chalices.

    • Base thresholds insulated - sandwich.

1.2 Concrete frame

    • Prefabricated reinforced concrete frame, columns in a 12 m × 18 m modular grid, ceiling 1st floor Spiroll ceiling panels.

    • Administrative building with a depth of 6 m, prefabricated reinforced concrete frame. In places where there are no standardized concrete inserts, it is possible to add steel structures with posts mounted on the reinforced concrete slab of the 1st floor, the ceiling is a monolith trapezoidal sheet - expansion of the area of ​​the 1st floor or mezzanine.

1.3 Floor

    • Reinforced concrete floor slab on the 1st floor, mechanically smoothed with filling, load 5 tons/m²

    • The floor in the insets is heavy floating with a board for footfall attenuation.

    • The floor in the individual rooms of the built-ins according to the purpose of the room with a final surface treatment with ceramic tiles, carpet or sealing paint.

1.4 Roof

    • Flat roof, 3% slope.

    • Bearing and slope structure made of trapezoidal sheet metal, vapor barrier layer from modified asphalt strip with aluminum insert, thermal insulation layer from the CombiRoof system (2x30 mm mineral wool + 180 mm EPS), separation layer from non-woven fabric, waterproofing layer designed as a PVC foil P thickness 1.5 mm.

1.5 Façade

    • Sandwich panels in a combination of Qbiss and Trimoterm systems tl. 200 mm – mineral wool filling.

    • Window inlays with insulating double glazing, on the 1st floor in AL design, other floors in plastic design.

    • 4000 x 4000mm Industrial Drive Insulated Panel Sectional Door with Integrated Entrance Door.

    • Entrance door of the freight elevator / car-elevator, service 2NP.

 

2 Interior

2.1 Walls and Partitions

    • Walls dividing individual boxes made of sandwich panels thick. 120 mm with mineral wool filling. Fire resistance according to the fire safety solution in accordance with applicable standards.

    • The walls separating the administrative building from the hall on the 1st floor are made of sandwich panels with a thickness of 120 mm with mineral wool filling. Other separating opaque partitions are plasterboard thickness. 100 mm in a composition of 2 x RB 12.5 mm from each side of the steel frame, thermal insulation from mineral wool 50 mm thick is inserted.

    • Walls and partitions inside the administrative building painted with white abrasion-resistant paint.

2.2 Ceilings

    • On the 1st floor, plasterboard fireproof ceiling on a metal structure, 2 x RF plate thickness 12.5 mm without thermal insulation.

    • In the built-in and 2nd floor, plasterboard ceiling on a metal structure, 1 x RB board, thickness 12.5 mm without thermal insulation.

2.3 Doors

    • Fire doors (doors to the staircase, between fire sections) full smooth steel fire door, rebated RAL 7040, frames steel lining RAL 7040, stainless steel fittings.

    • Other wooden doors, solid, smooth rebated RAL 7040, frame steel lining RAL7040, stainless steel fittings.

    • Size of the door in the perimeter shell according to PD.

2.4 Offices, showroom (1RP), warehouse

    • The floor is machine-smoothed reinforced concrete slab with filling, load 5 tons/m².

    • Walls: a combination of sandwich panels 120 mm thick with mineral and plasterboard partitions 120 mm thick. 150 mm in a composition of 2 x RB 12.5 mm from each side of the steel frame, inserted thermal insulation from mineral wool thickness 50 mm according to the project documentation.

    • Plasterboard fireproof suspended ceiling on a metal structure, 2 x RF plate tl. 12.5 mm without thermal insulation.

    • Luminaires embedded in plasterboard, suspended ceiling lights in places without soffits.

    • Window ventilation, in places without windows air distribution by air conditioning.

    • Air conditioning is not part of the unit's standard equipment, but can be implemented on request.

2.5 Offices (2F)

    • Floor: load-bearing carpet in rolls 2 m wide, finished with a 55 mm carpet strip, standard 600 CZK/m2.

    • Walls: separating opaque plasterboard partitions thick. 100 mm in a composition of 2 x RB 12.5 mm from each side of the steel frame, inserted thermal insulation from mineral wool, thickness 50 mm. Plasterboard ceiling on a metal structure, 1 x RB board, thickness 12.5 mm without thermal insulation.

    • Luminaires embedded in plasterboard.

    • Air conditioning is not part of the unit's standard equipment, but can be implemented on request.

    • Window ventilation, in places without windows air distribution by air conditioning.

2.6 2nd floor kitchen

    • Floor: large-format tiles, standard 800 CZK/m2, finished with a plinth.

    • Plasterboard ceiling on a metal structure, 1 x RB board, thickness 12.5 mm without thermal insulation.

    • Luminaires embedded in plasterboard.

    • Preparation for a kitchen equipped with a sink, microwave oven, refrigerator and dishwasher.

2.7 Restrooms

    • Floor: large-format tiles standard 800 CZK/m2.

    • Walls: ceramic tiling, up to a height of 2200 mm, standard CZK 600/m2, painting.

    • Jika Lyra standard furnishings.

    • Disposition according to drawing documentation.

2.8 Stairway, Corridor

    • Corridor, Floor: large-format tiles, standard 800 CZK/m2, finished with a plinth, Walls: separating opaque plasterboard partitions, thickness 100 mm in a composition of 2 x RB 12.5 mm from each side of the steel frame, inserted thermal insulation from mineral wool, thickness 50 mm. Plasterboard ceiling on a metal structure, 1 x RB board, thickness 12.5 mm without thermal insulation.

    • Two-arm concrete prefabricated staircase with a mezzanine connecting the 1st floor and the mezzanine, visible concrete covered with paving in the standard of the corridor.

    • Railings made of rectangular steel profiles, surface finish - black paint.

2.9 Cleaning Chambers

    • Cleaning chamber with a sink on the 1st floor located under the stairs.

    • Floor: large-format tiles standard CZK 800/m2.

    • Walls: ceramic tiling, up to a height of 1200 mm, standard CZK 600/m2, painting.

 

3 Technical equipment

3.1 Ventilation, heating, cooling

    • The ventilation of the box is solved in a combination of natural and forced air supply according to the arrangement of the layout.

    • Ventilation of the social facilities is handled by a vacuum method.

    • Air conditioning is not part of the unit's standard equipment.

    • Heating of offices, corridors and social facilities with RADIK VK, KORALINE heating elements and KORALUX bathroom elements.

    • Heating of the hall on the 1st floor and 2nd floor, backbone distribution of hot water from heat pumps located on the roof of the building, finished with a GEA FlaektGroup heating unit.

3.2 Fire Safety

    • Fire safety solutions according to applicable standards.

    • Equipment with portable fire extinguishers as required by the fire safety solution.

3.3 Extraction of heat and smoke

    • Heat and smoke removal equipment (natural or forced) according to applicable standards.

3.4 Electric fire alarm

    • Main switchboard at the gatehouse

    • All areas where there is a risk of fire are equipped with automatic fire detectors. Alarms installed on the ceilings of the room.

    • Optical smoke detectors installed in the halls, in the gatehouse and in the administrative buildings.

    • Sirens with an integrated beacon installed in the halls and administrative buildings.

3.5 Lighting

    • According to valid standards.

3.6 Wiring

    • The connection to the power source will be made in the LV switchboard of the substation, from where the supply will be led with a 12x YY 240 cable to field 1 of the RH switchboard of the building.

    • In the area of ​​individual boxes, cable distributions under the ceiling in cable channels to each box to junction boxes.

    • All distributions carried out in accordance with the protocol for determining external influences, processed according to the relevant standard.

    • Distribution lines in the showroom and offices are stored above the ceiling, or in the SDK ranks. Distributions will be made with CYKY cables.

    • In the area of ​​the hall, distributions are admittedly carried out in cable gangways, or in fixed pipes leading to individual end devices. Internal distributions connected from the individual main switchboards of the RHxx boxes, in which the fuses of the individual light, socket and technological circuits are located.

    • In the administrative insert, the sockets are installed at a height of 25 cm (120 cm in the technical areas) above floor level. Socket distribution in offices made in parapet channels. See the drawing documentation for the specific number and location of sockets.

    • Standard of Schneider Electric terminal elements.

    • Low-current electrical installations: distribution of structured cabling in offices. The system is used for distribution of telephone lines and computer networks. The object is connected by an optical cable to the CETIN data network.

 Data switchboards for individual parts of the building located in switchboards in offices on the mezzanine floor of individual parts. Cabinets fitted with glass doors, removable side panels including binding panels with terminated cabling.

    • Connection of individual switchboards from the main data switchboard, where the provider's connection is brought.

    • The distributions are conducted mainly in the parapet gutter, then in the wire gutter and in the protective pipes along the walls of the hall or in the soffits in the individual rooms to the individual sockets. End sockets in a modular design for the parapet gutter, under the plaster, or on the plaster.

    • CAT 6 structured cabling.

4 Outdoor Areas

4.1 Paved Surfaces

    • Roadway, parking lot – concrete interlocking paving.

    • Sidewalks – concrete interlocking paving.

4.2 Greenery

    • Greenery (trees, bushes, lawn, flowers) according to the project documentation.

 

5 Personalization

The final solution will be specified on the basis of an individual solution in the case of project implementation, in an effort to adapt the solution to the tenant's requirements while respecting the overall concept of the building and respecting the approved and applicable regulations.
